Construction Manager Job Description

The Construction Manager plans, directs, coordinates and budgets, usually through subordinate supervisory personnel, activities concerned with the construction and maintenance of structures, facilities, and systems.

Primary Objectives:

  • The Construction Manger participates in the conceptual development of a construction project.

  • The Construction Manager oversees the organization, scheduling and implementation of a project.

  • The Construction Manager schedules the project in logical steps and budget time required to meet deadlines.

  • The Construction Manager inspects and reviews projects to monitor compliance with building and safety codes, and other regulations.

The Construction Manager must interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer. The Construction Manger prepares contracts and negotiates revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors. When this revision has been approved then the Construction Manager must make sure that all necessary permits and licenses are obtained in order to continue with the project. Even though the project was approved in its original form with changes they must be approved and the new revisions must have a special permit as well. The reason being sometimes the revision might be a major change in the project. For instance if the project requires a bridge to be built in order to go over another bi-pass or water this requires a special permit so the Construction Manager must acquire one for the project. The new structure will cost more money and will also cover more land than originally thought. All these changes need approval and permits before construction can begin. The Construction Manager must be able to explain the reason behind the changes, the cost, and the extra time needed in order to complete the project.

The project is now underway and the Construction Manager must direct the workers supervising what they are doing to make sure that they are going to according to job specifications. The appropriate construction methods must be followed and procedures adhere to in order to make the project come out to what is expected by the owners of the project and what was approved by the permits. There are usually inspectors who visit the job site checking out what is happening and what should be done. The Construction Manager knows that he must be sure that everything is being done in accordance with approvals or the inspectors could shut down the job. This would cost money and the construction company would severely be harmed. Every step in putting together a construction job is important and the Construction Manager knows that he may not take short cuts or do something out of the way.

The Construction Manager must requisition supplies and materials for the project making sure that the crew is not getting behind because of lack of supplies to work. The Construction Manager realizes that he must make sure that he does not order too many supplies as they usually cannot be returned and could cost the construction company money. When ordering concrete for instances he normally orders a full truck load because the concrete company requires that but he makes sure that they are ready to pour a full truck load before he places his order.

The Construction Manager might be working on a building project which requires the use of other work men like plumbers etc. so he must make sure that he calls out the specialty workers when the section of the building is ready for their type of work. The same holds true when he is working on jobs that require electricians etc. The Construction Manager realizes that these workers are paid a high hourly wage and letting them stand around or not being able to complete their part of the work will be more costly to the construction company. That is why it is very important for the Construction Manager to make sure that all workers are kept busy and can do their work in a timely manner. He will oversee how they are working and if they are getting done the required amount of work. The Construction Manager has a lot of responsibility toward the start to the completion of any job site that he is assigned too. The Construction Manger is a very valuable employee to any construction company.
